Selling your property DIY is not always the best solution when it comes to real estate as it can become very time consuming and lead to potential misuse of finances that could have been saved or used elsewhere. And with all the information out there on the internet; it is very easy to fall into the trap of information overload and becoming mentally drained.

We wanted to reflect on an example below on a client (Shane) who tried to sell his home DIY:

 

Shane was a young builder who ran his own business with his wife, and they have 2 kids together. In the evenings’ after a busy day at work, Shane would be jumping on his laptop and researching the best ways to sell his property on his own. His internet research on the real estate industry had consumed a lot of  time and he was spending less of it with his family. This started to put a strain on the family relationship, and Shane’s wife started urging him to engage a real estate agent. But Shayne was stubborn and believed he could do better than an agent and pursued with his research, and using what he had learnt.

 

After 6 weeks of information overload, 100’s of SPAM emails and newsletters, Shane nearly reached a breaking point, until he got an offer for his home. The offer was from a local resident of Sutherland who owned a number of properties and boasted quite a large portfolio. The gentleman’s offer to Shane was quite inadequate, and Shane said no to the offer. Shane did however ask the Gentleman about his success in property, and the Gentleman responded by saying “I learnt from an experienced realtor whom I still have sell properties for me today, and the insights he provided me, have enabled me to go out and buy properties below market value, and that is why I am here today”. In that moment Shane had a light bulb go off in his head, and decided to go visit a local real estate agent to help with the sale of his property.

 

The gentleman had been a client of Hill & Viteri Property for a log time, and referred Shane to us. The day after Shane had met the gentleman who offered to buy his home, he dropped into our office to have a chat about the sale of his property. After about an hour later Shane had felt so enlightened, because all that research he did before started to make sense, and he saw the extra benefit in using an agent as opposed to selling your property DIY.

 

We assessed Shane’s situation, how much he was after and why he wanted to sell his property. Shane was looking to upgrade, and he was financially in a very good spot. So we floated the idea about building a property portfolio, similar to what the Gentleman that referred Shane to us had, but on a smaller scale to start with. Shane was fascinated how he could leverage off his current home, and obtain new properties.

 

That night Shane went home to his wife and kids and told them all the good news. They came to the conclusion to buy a bigger home to move into, and keep their old property as a rental investment. As the years went by, Shane built his property portfolio and has never looked back at trying to sell his property DIY.
