Professionally styled apartment for sale with Hill & Viteri Property

Our quarterly video report below will give a quick insight in to the last quarter of 2019 and how Sebastian Viteri our Principal see’s 2020.  He can already see the activity in the apartment market from first home buyers having a domino effect into property in the $800,000 to $1,200,000 zone as a result of sellers having larger deposits.  He feels this may have a knock on effect to higher prices points and also see empty nesters sell out of large homes and into more low maintenance accommodation.  Possible even benefiting off the plan sales and recently completed developments in the area.

If you are thinking of selling and would like to discuss your real estate need contact to us on (02) 9545-2220, or simply fill out our contact form and one of the team will be in touch.

When Should I Sell My Property?

A question I am often asked is ‘When should I sell my property’.  Well, that’s a subjective and could be heavily dependant on your personal situation.

As far as timing is concerned, I usual say it’s more important to assess where we are in the property cycle than the time of year.  There is only one bad time of year which is the holiday season as real estate agencies and ancillary services close down for about two weeks.  So, we usually recommend clients don’t commence their advertising campaign in mid December.

When it comes to your own property, the season may play a role in when it is best to sell.  A house with great outdoor entertaining and a pool can show it off in the warmer months.  A house with great winter sunlight can do the same toward the middle of the year.  Throughout the year it is important to consider the waves of supply and demand.  Spring usually brings about the largest influx of property to the market.  February typically sees another influx as does post Easter.  This year the Easter long weekend and Anzac Day will see two Saturday’s impacted and sellers will likely want to avoid listing in this period so the Hill & Viteri Property team see March as a very active month and possibly May.

At present, there is strong demand for houses and apartments.  So, if you have been waiting for the market to recover to the levels of the 2017 peak I would say it’s time to contact us for a chat on 9545 2220 or click here to request an appointment with one of our experienced real estate professionals.
