When Should I Sell My Property?

A question I am often asked is ‘When should I sell my property’.  Well, that’s a subjective and could be heavily dependant on your personal situation.

As far as timing is concerned, I usual say it’s more important to assess where we are in the property cycle than the time of year.  There is only one bad time of year which is the holiday season as real estate agencies and ancillary services close down for about two weeks.  So, we usually recommend clients don’t commence their advertising campaign in mid December.

When it comes to your own property, the season may play a role in when it is best to sell.  A house with great outdoor entertaining and a pool can show it off in the warmer months.  A house with great winter sunlight can do the same toward the middle of the year.  Throughout the year it is important to consider the waves of supply and demand.  Spring usually brings about the largest influx of property to the market.  February typically sees another influx as does post Easter.  This year the Easter long weekend and Anzac Day will see two Saturday’s impacted and sellers will likely want to avoid listing in this period so the Hill & Viteri Property team see March as a very active month and possibly May.
